Your homeowner orientation will introduce you to your new home and it’s many features. During your homeowner orientation, we will provide you with:
- A demonstration of your home and it’s mechanicals
- Review of maintenance tips and your limited warranty coverage
- Note any items that need further attention
Julie LaTerra Homes schedules Homeowner Orientations Monday through Friday from 8:00 am and 3:00 pm. These meetings generally take two hours.
If you visit your home prior to orientation, you will notice a flurry of activity as trade partners and employees work to perform finishing touches on your new home. This last-minute tuning is a normal function of the construction process.
To get the most out of your Homeowner Orientation meeting, there are several ways you can prepare:
- Be on time and give yourself plenty of time for your orientation
- Please do not bring children
- Ask any questions you may have about your new home
- Wear shoes that are convenient to put on and take off again
Upon conclusion of your Homeowner Orientation, you will endorse a homeowner orientation sign off. Items identified during your orientation will be repaired. Don’t worry if you come back and see things a mess. Our professional cleaning crew will come back through your home for a final clean up. Most if not all items will be completed on your check off prior to your moving in. Any items left open will convert to a Service Request form.
Closing day is an exciting day with Julie LaTerra Homes. We work hard to ensure your closing day goes smoothly. The closing steps of your home can change according to your purchase of a home already under construction or a home being built on your lot. Keep these items in mind as this exciting day draws near.
The closing date will take place shortly after the Homeowner Orientation.
Julie LaTerra Homes will coordinate the exact date, time and location with you, your lender, and your attorney or title company. Your New Home Sales Professional will keep you informed about other important information you will need for closing.
All the documents necessary to transfer the title for your new home and loan closing will be executed at closing.
You will have received a list of names and phone numbers of all local utility companies prior to closing so that you can transfer service into your name without interruption to service. These numbers have been provided for you as a handy reference in your Homeowner Manual.
Your lender will have provided you a “Good Faith Estimate” prior to loan closing. A final amount of what you will need to bring to closing will be given to you by your lender a few days prior to closing. Please bring a bank check or certified funds made payable to yourself and/or Julie LaTerra Homes at closing.
Julie LaTerra Homes will deliver the keys to you at closing provided the funds have been confirmed. Late day closings can sometimes delay funding and keys will not be turned over until funding is complete. Once possession is complete, you can begin moving into your new Julie LaTerra Home.
