Angle Bays

Q:  My home plan, the Jayden, has a large walk out angle bay window and I’m not sure how to decorate.  Can you give me some ideas?

A:  At Julie LaTerra Homes, we use walk out angle bays in many different rooms such as kitchens, breakfast nooks, master suites and baths, and great rooms.  This dramatic space looks wonderful dressed with wallpaper, valances, jabots or swags with crystal beads or fringe accents.  Pull a color from an existing fabric in the room…perhaps even a pillow.  Plantation shutters with a valance overhead would be beautiful.  A built-in window seat would be perfect for de-stressing and curling up with a good book.  This area could also opt as additional storage base.

Bedroom

Q:  We built the Portia (which I love!) and I would like to update one of my bedrooms.  I really don’t need to replace the carpet…it’s in great shape! What should I do?

A:  One of the most cost efficient ways to update the look of a room is through paint.  As you choose colors for the bedroom, be true to your style, but keep in mind the purpose for the room is to sleep!  Decide if you want monotone, vibrant or muted colors.  For neutral or clean monotone rooms, use a color on the wall that’s in the same color family as the carpet.  If a high contrast look is what you’re after, paint your room color! 

Turn ordinary walls into works of art.  Consider paint finishes when designing a room.  Striping, which is an inexpensive alternative to wallpaper, can be done in typical five inches, or seven or twelve.  Use complementary colors or the same color in different finishes such as eggshell and satin for a classic, clean look.  Ragging, glazing, and sponging are examples of great decorator finishes you can do yourself.

Once you’ve finished with paint, you may want to consider a throw rug.  These fun accents come in a wide variety of shapes, (not just boring rectangles) sizes, and color.  Look for squares, circles, floral, and other fun shapes. 

Looking for a really great personal touch?  Consider sculpted carpet, custom sculpted with a design just for you.  These masterpieces can use design elements from tile, wallpaper or fabric to carry your decorating theme throughout. 

For optimal comfort and as a sanctuary free from stress, choose bedding that will impact your quality of sleep.  Bedding, artwork, and accessories can really show off your style.  Opt for ‘special’ items – these treasures are the first and last things of the day you will see.  Relax in comfort!

Ceilings

Q:  What is the ceiling finish on a Julie LaTerra Home?  Is it popcorn or smooth finish? 

A:  At Julie LaTerra Homes we only use smooth finish ceilings that can be painted or finished in a number of ways.  Smooth ceilings provide a perfect backdrop for a variety of tray or coffered ceilings.  Heavy, flakey ‘popcorn’ finishes are typically used to hide imperfections by other builders.  Maintenance and cleaning can be very challenging and difficult on popcorn ceilings.

Countertops

Q:  There are so many different countertops.  Can you tell me the difference between granite, laminate and others?

A:  There are many different countertop surfaces, finishes, edge designs, and corners to choose from for today’s kitchen and baths.  With over 100 different granites, 80 plus solid surface colors, a continuous selection of laminates, an almost limitless selection of tile, and today’s hot new trend quartz, it’s easier than ever to mix and match materials to create a unique combination of colors, textures, and functions for your kitchen and bathroom. 

Laminate is the least expensive choice and is offered in a wide variety of colors, patterns and finishes.  Easy to clean and known for durability, laminates can scratch and stain if spills are not quickly cleaned.  

Tile countertops are offered in a wide spectrum of color and design.  Durable and heat resistant, porcelain and ceramic tiles are available in various sizes from small mosaics to 24” tiles.  Pricing varies widely depending on tile and whether or not it is imported.

Quartz, today’s hot trend, is made up of about 90 per cent quartz particles and 10 per cent acrylic or epoxy binder. Smooth and durable, this man-made material does not have the unexpected variation you would expect to find in stone countertops like granite or marble.  Quartz composites are impervious and do not to be sealed.  They are known to be as scratch resistant as granite.  Quartz countertops price at about $110 to $250 a linear foot installed. 

Solid surfacing countertops are smooth like silk, durable and heat-resistant.  One hundred percent synthetic, solid surfacing materials are either pure acrylic or a polyester-acrylic mixture.  Some colors are solid, but most have flecks resembling stone that give it a textured look.

Scratch-resistant, solid surface counters can be buffed out by professionals restoring them to their original condition.  Many clients opt to leave the scratches as part of the patina acquired with age.  Seams are invisible and tops do not need to be sealed.  You can incorporate a solid surface sink as well for a ‘Made from Scratch’™ look.

Depending on the color chosen, the installed price for solid surfacing countertops range from $75 to $150 per linear foot.

Granite and marble stone countertops are available in a wide variety of colors, textures, and subtleties.  Color will vary from quarry to quarry.  As a natural material, expect irregularities within the countertop which actually lends to the counter’s character.

Stone countertops are porous and will stain if not sealed regularly.  Even if sealed, some colors will stain if spills are not cleaned immediately, but sealing does make the stain easier to clean.  Thereafter, you will need to reseal it about once a year, though in heavy use areas around the sink and cook-top, you may need to reseal it more often.  The stone’s hardness varies by color, some being more resistant to scratching and stains than others.

Surprisingly practical, upscale granite is nearly impossible to damage with a hot pan.  You’ll need to use a cutting board to protect your cutlery, not the granite. Many bakers prefer to roll out their pie dough on smooth cool granite or marble for easy cleanup.  Just be sure your granite is well sealed and that you clean it well after using with a mild cleanser. 

Stone countertops should be chosen by a visit to the fabricator to see a large slab piece.  Granite’s price ranges from $75 - $200 a linear foot installed.

Your Julie LaTerra Homes design consultant will assist you in hand-selecting your countertops to make sure they match with other finishes such as cabinetry and flooring in your home.    Do you want your countertop to contrast or match?  Do you desire a minimalist, contemporary or elegant look?  Decorative trim and backsplashes can add an extra splash.  Desired looks can be attained by mixing and matching materials and designs.  Many options are available for countertop edges to add to the overall look of your room. 

Other choices such as butcher block, concrete, and stainless steel exist in the market.   Julie LaTerra Homes offers a wide selection of countertop surfaces to give your kitchen and bath a custom look.

Q:  How should I take care of my granite countertops?

A:  Natural stone, whether granite or marble, is a great investment in your home.  Simple and easy to maintain, granite and marble need a sealant applied per manufacturer’s instructions.  If in the kitchen, be sure the sealant you use is designed for food surfaces.  Tile and/or grout should also be sealed.  Blot spills with a paper towel and then clean with a mild cleanser.  There are many products you can use to polish your granite and keep it looking great longer.  Professionals can even buff your granite every few years to maintain it great looks.  Use care when using cleansers on faucets.  These should be cleaned with a mild cleanser also.  Read product information for further details.

Q:  My husband and I are ‘snowbirds’ that moved down south to get away from the winters.  Due to recent hurricanes it made sense to live as a ‘be-back’ but have decided to relocate halfway and live as a ‘half-back’.  Can we start the building process if we are not right there for the actual building?

Q:  Does Julie LaTerra Homes build rounded walls?

A:  "Bull-nosed" or rounded corners are a common upgrade in our homes.  Rounded walls are available drywall features that are also available.  Lastly, consider rounded arches with our without columns to define space between room.

Dining Room

Q:  Help!  My old dining room was too small.  We like the flexibility offered in Julie LaTerra Home designs.  I need a comfortable dining room to accommodate my table, chairs and hutch so that I can pull out my chair and not get stuck or hit the wall.  Is there a rule of thumb to use for measuring?

A:  Yes.  You’ve made the right decision in choosing Julie LaTerra Homes as your custom home builder.  Flexibility is one of the key elements we use in design.   Many of today’s families only use the dining room during holidays and birthdays.  As your family grows and changes, you can use the dining room for a home office or library.  But in the meantime, let’s make sure your dining room suits the way your family lives today!

Measure your table including the size of the leaves and add 2’ all the way around for ease of moving around.  Figure 3’ where the dining room hutch will be.  Your design consultant will help you give this important room the attention it deserves to truly fit your lifestyle.

Energy-Savings

Q:  My husband and I have often thought about building a two-story home with balconies and an open to above dramatic foyer.  However, with today’s concerns over energy costs, we are re-thinking this design.  Any thoughts?

A:  Energy costs are definitely a trade off in designing homes with exciting open to above areas.  Today’s trend for high performance homes is definitely moving away from high, high ceilings and going towards energy-efficient nine and ten foot ceilings.  Plant shelves can help divert heated or cooled air from moving upwards.  Ceiling fans provide cooling in the summer months and warming in the winter months to save you on your energy bill drastically. Many of today’s ceiling fans are also available in ENERGY STAR® qualified models, giving you the greatest energy savings.

Q:  You’ve got great exteriors!  I love the mix of brick and stone and attention to details.  Can I also choose Hardiplank?

A:  Hardiplank, or fiber cement siding, is one of many choices to create a distinctive exterior.  Carefully balanced facades mix multiple textures like natural brick and stone, fashionable shake accents, stucco, or carefree vinyl siding for curb appeal.  Artfully integrate decorative dormers, flower boxes, cupolas, porches, accent windows, interesting roof lines, carriage style garage doors, columns, brick quoins, and more for creative detail.  Outdoor ceiling fans, wall lanterns, lovely landscape and lighting, unique stamped driveways and walks, accent trim colors, shutters, keyless front entry, charming front doors and glasswork contribute for timeless curb appeal to come home to.

Fabrics

Q:  Help!!!  I’m trying to choose fabrics for my new home.

A:  Choosing and putting together fabrics is really no different than getting dressed daily.  You’ve been choosing multiple colors and fabrics that work well together for a long time.  So be confident!  Whether choosing fabric for windows, bedding or furnishings, fabulous fabric is a little detail that makes a big difference.  The trick is using fabrics that complement and don’t compete with one another.  Start with your largest design elements and perfect it with character and charm.

For a professional touch, visit your local fabric store that specializes in custom fabrics and finishes for home furnishings.  These professionals will help you pick fabrics, coordinating patterns, and embellishments.  Add a little spice with mirrors, art, and accessories.  While choosing window treatment and bedding, why not use complementary pillows that perform well for sofas, chairs, or beds.

Trying to decide which fabric is perfect for you?  Take home the swatches you are interested in.  Look at your selections in different lighting at different times of day.  Once you’ve narrowed your selections down to a few, sleep on it.  The next morning when you walk into the room, your favorite will be the one that jumps out at you.

Flooring

Q:  I’ve been thinking about flooring options I can choose for my new home.  As a family with children and a dog, it’s important to me to hide everyday dust and dirt as much as possible.  Budget is a consideration, but more importantly, every day maintenance as both myself and husband work full-time jobs.  At the same time, when I come home, I’m coming home to my sanctuary and do not want to sacrifice style for function.

A:  Today’s active lifestyles will appreciate the wide variety of choices Julie LaTerra Homes offers to suit your lifestyle.  Floor color connects your design elements (wall color, window treatments, furniture) in a room.  Your design consultant will work with you in choosing the perfect flooring for your home.

Before choosing your flooring, consider how much activity each room will receive.  Darker flooring tends to show lint and dust, hide dirt, and can make a room smaller and cozier.  Lighter flooring tends to show dirt, disguise lint and dust, and can make your room seem larger.  Also, think about your room will live – will it be casual comfort or formal entertaining? 

When considering comfort, many families prefer soft carpeting under foot.  We offer many styles, patterns, and provide an excellent ‘standard’ carpet pad in all Julie LaTerra Homes.  There are two basic categories to choose from in carpet – cut pile and loop pile.  Cut pile can be either casual (textured) or plush and elegant (Saxony/velvet).  Loop pile (think Berber) is durable and able to withstand heavy traffic.  For true luxury under foot, think about customized sculpted carpet art or borders.  We can help you select from different textures, colors, features and performance levels. 

Hardwood floors add value and personality to your home.  There are many species, colors, plank widths and compositions that can be used.  We’ll help you decide which is best for you.

Unquestionably durable, resilient vinyl and laminate flooring is commonly used in ‘wet areas’ like bathrooms, kitchens, laundry and entryways.  Easy to clean, it is available in a wide variety of patterns and colors, and can even imitate ‘natural’ tile, stone or wood.

Tile, stone or marble is nature’s sweetheart for artistic expression.  Found on floors, backsplashes in kitchens or surrounds for baths, various patterns, textures, colors, style and finish can be mixed for a totally unique look.  Design possibilities are endless with so many distinctive trim and decorative accents that will add an extra special touch and reflect your family’s personality.

Julie LaTerra Homes takes pride in offering products that are earth-friendly.  Many options are available in flooring such as bamboo, recyclable fiber carpet, and natural fiber carpets such as wool.  Whether hardwood, carpet, stone or tile, we have the perfect floor for your home and can help the right choice for you!

Q:  How should I take care of and clean my new hardwoods? 

A:  Hardwood floors are easy to keep clean and with a little care will repay you with a lifetime of value!  Dirt, grit and sand are hardwood’s enemy.  Sweep or vacuum with a brush attachment and by no means a beater bar.  NEVER clean or mop your floor with water as it can dull the finish and permanently damage the floor.  Avoid oil soaps.  Periodically clean your floor with a recommended hardwood floor cleaner.  Do not allow standing water or puddles of cleaner to remain on the floor as this can warp the floor. 

Sharp or pointy objects can damage wood floors.  Never walk on hardwood with ‘stiletto-style’ heels.  Never drag your furniture across hardwoods.  Lift to move furniture and use felt contacts under furniture legs.  Keep your pets nails trimmed and provide area rugs to prevent them from sliding.  Use specialty rug pads to prevent your scattered rugs from moving around.  Rugs will protect your wood floor’s surface from snow, moisture, dirt and salt during inclement weather.  Remember hard wood floors can be slippery when wet. 

Hardwood will be either site finished or pre-finished depending on your options chosen.  Many products have UV inhibiting products in the finish.  The sun can discolor hardwood floors.  Use sheers, drapes or blinds to protect wood from the sun’s UV rays.  Occasionally rearrange rugs and furniture. 

Maintain humidity levels throughout the year to minimize natural contraction and expansion of wood.  A humidifier is recommended during winter months when heat can cause very dry conditions.  Control humidity levels in the summer with air conditioning or a dehumidifier.  Protect your investment with simple every day cleaning and care.

Q:  What should I do to take care of my new carpeting? 

A:  New carpets can be kept looking new for years with simple care.  The key to keeping your carpet looking new is vacuuming.  Dirt, grit and sand get embedded in the pile affecting color and can actually cut carpet fibers.  For best results, use a high suction vacuum with a beater bar or rotating brush and use in a uniform direction.  Adjust the attachment to the proper height. 

Lift and do not drag furniture.  Use protective coaster or caster cups under furniture legs to spread the load and prevent crushing.  Avoid sharp objects which can pull loops.  Never pull a loose end or loop – instead clip it close to the carpet’s surface. 

Follow manufacturer’s warranty for care and cleaning.  Our warranties require your compliance with the manufacturer’s recommendations and are void if not followed.  Read the manufacturer’s warranty guide information carefully for care and cleaning instructions.  Warranties are not valid for non-owner occupied buildings. 

Keep recommended carpet cleaners handy to treat spills and stains.  With these helpful maintenance and cleaning tips, you can extend the life and look of your carpet.

Foundations

Q:  My wife and I want to build a home with a walkout basement.  Does Julie LaTerra Homes offer any plans with walkout basements?

A:  Yes, all of our plans can be modified for a walkout basement.  It’s important to get a soil scientist report on the soils on your property to make sure this is a good fit for your lot.  A soil report will let us know if there would be any potential moisture issues in the future. 

Q:  I understand that you build on a solid block crawl space foundation.  How is that different from a slab or pier and curtain that many other local builders build with?

A:  That’s a great question and I’m glad you asked.  As you mentioned there are three typical types of construction used.  We typically build on a solid block crawl space foundation in the South and on a full foundation in the North. 

Slab on grade is the least expensive form of construction and is a solid concrete slab poured on grade and is subject to cracking, pestilence and moisture.  This unhealthy and uncomfortable style of foundation is very hard on your feet, knees and back (think of the big box warehouses and their cashiers standing on rubber mats for fatigue relief).  There is no access to plumbing and/or other repairs, maintenance or updating to the home.

Pier and curtain walls are another less expensive form of construction and are made of brick curtain walls that are not backed by block for strength and support.  Just 4” wide, this crawlspace looks like a foundation but does not have the support as the home only rests on piers which are often subject to settling. 

As an acceptable standard for Julie LaTerra Homes in the Southern market, and an upgrade for other builders, solid block foundations are structurally superior and will stand the test of time.  This crawl space foundation is a full 8” solid block foundation wall on four footing with a brick face.  All walls are structural.

Because of climate conditions, a full poured concrete wall foundation is our standard in the North.  This foundation is available as an option in the South subject to lot, water and soil conditions.  My personal home has a full foundation and daylight walk out basement that provides storage and additional living space.

Furniture

Q:  I am so excited!  I have just purchased my Julie LaTerra Home and can’t wait to go shopping for furniture.  Have any pointers to help?

Garages

Q:  I love your floor plans and am going to build a home with a garage.  Some of the plans show the garage doors on the front and some on the side.  Can I take a plan that shows the garage doors on the front and move them to the side?

A:  Modifying a garage to a side load garage can be done on most of our plans however; there are some things that need to be considered.  For instance are you thinking about a two or three car garage, is your lot wide enough to accommodate a driveway with back up or turn around space, and roof design considerations.  If your lot restricts you, why not upgrade your garage doors to a stylish carriage shed door that will reflect your unique style and personality?  Available in many styles and color with decorative hand-forged hardware and architectural glass options, these doors offer your home a custom handcrafted look.  A load-bearing beam in place of ‘garage poles’ will eliminate the stress of getting you and the kids in and out of the car.

Great Room

Q:  I’m not sure where to place our TV.  Can you help me with some great ideas?

A:  For many years, at Julie LaTerra Homes, we’ve designed ‘TV niches’ as our signature over fireplaces.  The fireplace as a focal point was the perfect fit for the TV.  These niches were typically equipped with a receptacle and TV jack.  However, with the advent of flat-panel TV’s, it is no longer necessary to design a niche for your screen.  Your design consultant can discuss the option of built-ins alongside your fireplace.  Another great design idea, you can outfit these built-ins with books, home decor, and use this clever space for your home entertainment equipment.

Q:  We’ve designed our great room with a sloped ceiling.  How can I make this area look great?

A:  As a custom builder, Julie LaTerra Homes are designed with smooth ceilings (never popcorn).  The simplest ceiling treatment is to add a ceiling fan. The use of indoor ceiling fans can reduce your cooling costs by as much as 40% in the summer and 10% in the winter by re-circulating heated air down to the living area.  Fan blades should travel clockwise in the winter, counter-clockwise in the summer.  Available in a variety of finishes, accessories, and with or without light kits, ceiling fans are a welcome breeze in any room…and can be used on outdoor porches as well.

Beyond the ceiling fan, you can finish your ceiling with specialty lighting, paint, tin veneers, beams, and natural wood like cedar or knotty pine.  Here’s a design trick for paint.  Always paint from the top first – first the ceiling, then the walls, finally the trim and base.  Paint walls and ceiling the same color to create the illusion of larger space.  Keep in mind ceiling paint is a different formula than wall paint and will look slightly different than your wall paint.  By keeping walls and ceiling the same color, you will create an illusion of height – a perfect complement to this pretty space.

Q:  My husband is a technology enthusiast and wants space to place his electronics and home theater equipment.  It would be great fun to have a private spot reserved for family movie time.  Is this possible? 

A:  Now’s the time to plan.  There are three main elements that need to be considered for your home theater experience – audio, visual display, and environment.  Popular home theaters can be found in main living areas, bonus space, or walk-out basements.  With the proper dynamics of light, sound and design, you can create an environment that offers a new level of viewing experience right in the comfort of your own home.

First, consideration needs to be given to layout for furniture, speakers, and electronics.  Proper cable and wiring for surround sound is be placed at strategic heights.  Depending on the room’s location, you may need window coverings to block out bright natural light.  Ambient lighting on dimmers will help you control lighting and set the mood.  Sit back, relax, and enjoy the action! 

Q:  I would like to protect my home and family with a security system.  How is this different from video surveillance?  Is this affordable?

In-Law Suites

Q:  Our new home design needs to accommodate my in-laws living with us in the near future.  What should we look for to make sure our design can adapt to our changing needs?  Do you have any plans that may work for us?

A:  There are many design solutions available to you.  It is not uncommon for us to design a home with an in-law apartment on the first floor.  This space could be a bedroom, private bath, and living room space with the kitchen shared.  Other clients have requested designs that give a true private entry to this space with its own kitchen and living room.  Another great idea is to convert flex space in a three-car garage to an in-law suite.  If a plan has bonus space upstairs, we could finish the bonus space into bedrooms for kids and convert bedrooms on the first floor into a large living space for your in-laws.  If access by stairs is not a problem for your parents, why not finish off bonus space on the second floor or over the garage with a separate entry?  There are many solutions for changing lifestyles and flex space is one of our signatures.  We have several plans that can accommodate your needs. 

As parents age, one thing you may want to consider is mobility.  We may want to design accessibility and usability features such as ramps, handrails, wider doorways, more lighting, split height countertops, and lever door handles versus door knobs.  Why not design the bathroom with a four or five foot walk-in shower?   Wider hallways make moving furniture easier, and provide a gallery-like area for artwork and pictures. It also makes mobility stress-free in the event someone visiting or living there is using a wheelchair. 

More windows invites more light into the rooms making areas feel more open, and it also makes seeing things easier.  We call this practical pizzazz. The beauty of the design is that these elements look aesthetically pleasing, but serve multiple purposes.  Interior finishes with contrast can help differentiate level changes in floors.  Even wall colors can help calm senses.

And remember, downsize does not mean downscale.  Our parents still want luxury and amenities.  With improved resale value, your in-law suite or a finished basement will be a very important feature to any home consideration for now and in the future.

Q:  I have an appointment to meet with my design consultant for kitchen design.  There are so many things to think about I feel a little confused and overwhelmed.  Even though I find myself cooking less these days, I still want a fabulous kitchen design!!

A: Failing to plan is a plan to fail.  Your thought now will ensure your success.  First, take inventory of your current kitchen.  Is the cabinetry sufficient?  Make note of how many feet of wall cabinets and base cabinets your current kitchen has.  Think about your storage needs for pots and pans, pantry items, daily used dishes and glassware, wraps and utensils.  Storage for these items should be easily accessed.  Consider this sampler of menu ideas and features: sink tilt-out drawers to hide dish-cleaning supplies and rings, linen range bases with drawers deep enough for your pots and pans and linens, roll out trays to keep items organized and easily accessible, appliance centers, plate racks, pull out wastebaskets for recycling, wine racks, spice racks, utensil storage, lazy Susan storage, glass mullion doors, decorative embellishments and more.  Your professional at Julie LaTerra Homes will help you explore the beauty of a well-designed kitchen.

Lighting

Q:  It’s time to think about lighting in my home and I haven’t given it much thought.  Where should I start so I am ready for my design appointment?

A:  I’m glad you are beginning to prepare for your design center appointment.  Lighting uniquely brings our interiors to life and the right lighting can change the entire feel of a room and its surroundings.  Lighting can also establish different moods and helps define space.  Each room needs lighting according to its purpose. 

There are three different kinds of lighting to reflect on – general, task, and accent lighting.  Layer lighting to set moods and create ambience.  General or ambient light provides overall lighting, task lighting helps you focus on a specific task, and accent lighting ‘spotlights’ a favorite focal or design piece like furniture or treasured art.  You’ll be pleasantly surprised at the variety of shapes and styles available…chandeliers, pendants, sconces, under cabinet lighting, ceiling, recessed, outdoor and more.  Available in a wide variety of style, finishes, bulbs and shades, Julie LaTerra Homes help define your space and reflect your style with home lighting.

Q:  What is included in my lighting allowance? 

A:  Lighting brings your home to life.  Many lighting products are already included in your Julie LaTerra Home and standards will vary by community.  At the time of your Design Center visit, your design consultant will help you choose from our wide selection of lighting styles, finishes and trends to suit your individual tastes.  Use your lighting allowance to select decorative fixtures for the foyer, dining room, breakfast or morning room, master suite bathroom, all other bathrooms, hallways, exterior entry, and landscape lighting. 

Q:  Is there a guideline to use when choosing chandeliers? 

A:  When it comes to chandeliers, size does matter.  There are a couple of concepts and here are some handy tips to help you.

For a foyer chandelier, add length and width.  This is the diameter of the chandelier in inches.  This also works for any room.  Another concept is to divide the width of the foyer by 3.  The height from the bottom of the fixture should not hang more than 7’ from the floor.  Center the fixture in the window so it can be seen from the outside.

For over a dining room table, choose a chandelier with a diameter half the width of the table.  Another idea is to measure the width of your table and subtract 12” for the diameter of the chandelier.  For 8’ ceilings, hang it with the bottom of the fixture 30” above the tabletop.  Go up 3” higher for each additional foot of ceiling.

Q:  When should I use a dimmer switch?

A:  A dimmer switch can be used with any decorative lighting fixture, such as chandeliers, pendants, and even bathroom lighting. Use brighter lighting for parties while dimming down for a quieter, more intimate setting. In addition to setting the right mood, dimmers can significantly extend the life of incandescent bulbs.

Q:  What’s the proper height to install wall sconces?

Sconces should be installed 60” above the finished floor. To illuminate a hallway, they should be placed eight to ten feet apart.

Q:  How do I determine the correct amount of wattage for a room?

A:  Multiply the room dimensions to get your total square footage (12 x 16 = 192).  Next, multiply the square footage by 1.5 for the total illumination needed in the room (192 x 1.5 = 288 watts).  For example, for a 12 x 16 room, two 150-watt table or floor lamps would give ample light for a room this size (2 x 150 = 300 watts). Also, a 6-light fixture with 60-watt bulbs could create the same ambient lighting effect in a 12 x 16 room (6 x 60 = 360).

For specific task lighting within a space, for example, the light needed over a kitchen island, multiply the square footage of the island (8’ x 4’= 32 square foot) times 2.5 = 80 watts, or two 40 watt pendants would do the job wonderfully.

 Q:  How can I get the best possible lighting for my bathroom?

A:  To avoid shadows on your face, choose fixtures that use incandescent bulbs behind diffusers to radiate the most flattering light and color. Bath strips should be at least 24” in length over each sink and mirror.  Try sconces on both sides of a sink and mirror.   They should be at least 28” apart and 60” above the floor to fully surround your face with light.   Your standard ceiling fixture will balance the light throughout the room.  For an indulgent look in larger baths, use a small chandelier to create a spectacular look.

Miscellaneous

Q:  We love the Cadence but would love to cut it down in square footage.  Can we do this?

A:  There are many changes we can make to a floorplan but making a plan smaller and still having the flow and function of the rooms work can be tricky.  Instead, decide what it is you like best about the plan and let’s start with a smaller home.  Remember, the bigger the footprint the bigger the roof of your home and the higher cost per square foot to build it.  Gable rooflines will keep cost down if budget is a concern versus hips or roof jogs and footprints that are square and boxy are less expensive to build than cut up foundations. 

Q:  What is the difference between the A la Carte and the Designer features?

A:  It’s all about choice!  Choices and options are yours with Julie LaTerra Homes.  For customization and value, our A la Carte menu gives you choices and lets you choose only the options you want.

Niches

Q:  I’ve noticed Julie LaTerra Homes incorporates ‘niches’ throughout your designs.  How could this best be used for interior design?

A:  ‘Art niches’ are recessed wall areas designed to show off valuables.  Use accent lighting to spotlight pictures and art.  Niches can be fitted with and trimmed with wood, lined with mirror, dressed with glass mosaic tile, or set with sills made of wood, marble or granite.  These areas are attractive for displaying favorite artwork, heirlooms, fancy perfume bottles, floral, or statues and can be used in stair landings, hallways, rooms or baths.

‘Sitting room niches’ are great places to de-stress and get away from it all.  Dress these areas with built-in bookshelves.  Master suites and second floor hallways are smart places for these unique spaces to relax.

‘Window seat niches’ are cozy places to curl up with a good book and appreciate nature’s beauty.  This relaxing place to read or study can be found in a master bedroom, dining room and breakfast nook or halfway up the stairs.

‘Plant niches’ are perfect places to display your greenery.  Plus you’ll enjoy the added health benefit of improved air quality!  Use plant niches for interesting ceiling details with indirect lighting to add drama and to give the room a soft glow.   

‘Office niches’ are flexible spaces allow you to use the space your way.  Don’t need a pocket office?  You may want to use that space as a household planning center, computer center, second pantry or hobby/craft area.

Paint & Color

Q:  I want to touch up paint some colors on my walls.  What if I can’t find the reference information on the color of paint used?

A:  Your Julie LaTerra Homes ‘Home Organizer’ is full of many helpful elements.  Colors and options used in your new home are stored as an easy reference in your Homeowner Manual.  This great asset can be passed on should you sell your home. 

However, should you not be able to find the information, here’s a simple trick: in an inconspicuous location (i.e. behind a door, in a closet, or remote ceiling area) cut a small piece of paint and place it in an envelope.  Your local paint supplier can do a paint match for you.

It’s also a good idea when painting, to take leftover paint and mark its room location on the lid or side and store it in a location free from frost.  Next time you go to use it, blend this paint with your new container of the same color by mixing it from can to can.  This will go a long way towards helping you get a really good match that you’ll be pleased with.

Q:  I have a color question.  I am thinking about the color red for my dining room.  Our plan, the Serenity, has columns that separate the dining room from the foyer.  My husband thinks it too bold but I think it could look good.  What do you think?

A:  Sensational!  I followed this same inspiration in one of my very own homes in Connecticut.  I’ll never forget the day they put the paint color on my formal living room walls.  It was supposed to be coral but came out red.  Two coats later it was still RED!  We painted the trim in a warm white, furnished the room with honey colored furniture; soft green striped fabrics with floral accents, and accessorized the wall with a large oversize gold mirror.  Wow!!  It looked fantastic, warm and cozy and earned me several compliments.  Red can provide drama, interest and lots of compliments for you too!  (If you’re wondering what we did with the foyer, it was painted a different color.  A dropped header in the archway made an easy transition for changes in paint color.  Make sure you paint both sides of your column the same color – preferably the color of your trim).

Q:  We built the Portia (which I love!) and I would like to update one of my bedrooms.  I really don’t need to replace the carpet…it’s in great shape! What should I do?

A:  One of the most cost efficient ways to update the look of a room is through paint.  Match your personality with your favorite color for rooms you’ll love.  As you choose colors for the bedroom, be true to your style, but keep in mind the purpose for the room is to sleep!  Decide if you want monotone, vibrant or muted colors.  For neutral or clean monotone rooms, use a color on the wall that’s in the same color family as the carpet.  Contrast creates depth perception and visual interest, so go ahead, and paint your room color! 

Start by selecting one item for your room’s main focus.  This will give you your primary color – next select your secondary colors to anchor your palette.  The materials you choose for paint, window treatments, furniture and flooring should relate to these choices you’ve now made.  Think of your room as a blank canvas ready to paint!

Turn ordinary walls into works of art.  Consider paint finishes when designing a room.  Striping, which is an inexpensive alternative to wallpaper, can be done in typical five inches, or seven or twelve.  Use complementary colors or the same color in different finishes such as eggshell and satin for a classic, clean look.  Ragging, glazing, and sponging are examples of great decorator finishes you can do yourself.

Once you’ve finished with paint, you may want to consider a throw rug.  These fun accents come in a wide variety of shapes, (not just boring rectangles) sizes, and color.  Look for squares, circles, floral, and other fun shapes. 

Looking for a really great personal touch?  Consider sculpted carpet, custom sculpted with a design just for you.  These masterpieces can use design elements from tile, wallpaper or fabric to carry your decorating theme throughout. 

For optimal comfort and as a sanctuary free from stress, choose bedding that will impact your quality of sleep.  Bedding, artwork, and accessories can really show off your style.  Opt for ‘special’ items – these treasures are the first and last things of the day you will see.  Relax in comfort!

Q:  I love plants and would like to incorporate some plant shelves in my home.  Where would you suggest? 

A:  Plants make beautiful additions to any home’s décor and decorating a room with live plants can have many health benefits as well.  NASA performed a study and found that common house plants could improve air quality.  Some of the best varieties to purify air are spider plants, philodendron, pothos, gerbera, chrysanthemums, dragon tree, ferns, and peace lilies.  Plants can make you happy, calmer, and can help reduce fatigue and colds.

For great success, choose plants that coordinate with the style of decor you are using. For instance, ‘contemporary’ plants would have clean lines with long slender shapes. ‘Victorian’ greenery could be feminine, frilly ferns. Southwestern decorating would use plants from the cacti family. Palm trees are the perfect choice a South Seas touch.   Roses and hydrangeas would be a perfect ‘cottage’ match.  It's very casual and informal and the palm is light and airy to go with the light weight wicker furniture.

Balance and scale are important when choosing plants for a room. Opt for plants that match the space and the height of other elements in the room, such as windows, armoires, and doors.

Drama and interest can be created in rooms by using ceiling details known as plant shelves.  Plants can be artfully placed over kitchen cabinets.  Beautiful centerpieces can be created with plants for dining or living areas.  Create a spa-like ambience by bringing plants into the bath.  Plants love the humidity in baths.  Use plants in your entryway and foyer for a great first impression.  Bring the beauty of the outdoors in with cuttings taken from your outdoor plants.  You will enjoy the many benefits adding plants to your home will bring.

Plumbing

Q:  Wow!  I had no idea that there was such a wide variety of plumbing fixtures to choose from.  When do I get to pick my faucets?

A:  Faucets come in a wide variety of styles and finishes today and it’s these small details that give your home its unique personality.  By selecting just the right fixtures you can change the feel of a room.   Available in a variety of finishes like brushed nickel, stainless steel, chrome, brass, and oil-rubbed bronze, you’ll find selections available in a variety of styles from traditional to contemporary.  Once limited to the shower, wall-mounted faucets work well above the counter and over the stove or free-standing sinks.  Consider modern conveniences such as spray systems, water filtration, soap dispensers, or instant hot dispensers to customize your home.

Q:  Radiant floors would be a nice touch in our master bath.  Can we have those installed in our new Julie LaTerra Home?

Tile & Stone

Q:  We would like to use tile in our home.  Am I allowed to do this or do I have to go with your standard flooring? 

A:  Of course you can!  Tile makes a great statement in your home.  At Julie LaTerra Homes, we don’t say no!

Durable and easy to maintain, tile adds style, texture, color and expression to your home.  Decorative accents and trim pieces add that special ‘Made from Scratch’™ touch.  Your design consultant will help you envision your room with tile pattern guides for floor, walls, backsplashes, hearth surrounds, tubs and showers.

Natural stones like limestone, travertine, marble, granite and slate offer the timeless beauty of nature.  Granite works well on countertops; slate on floors and walls; travertine in showers, walls, countertops and floors (but never in the kitchen where it can interact with acidic solutions).  Natural stone is available in tile and slab, mosaic and thousands of decorative accents for use alone or in combination with other materials.

Ceramic, available in hundreds of deep colors, rich texture and sizes, is a wonderful way to add that special touch to walls, floors, countertops and backsplashes.  Tile is practically stain proof.  However, no floor tile is "slip proof."  Standing water and other contaminants create slippery conditions for any hard surface floor material. To avoid injuries, floor applications with exposure to these conditions require extra caution in product selection and proper maintenance.

Porcelain, similar to porcelain china, is commonly used for flooring, walls and backsplashes.  These tiles wear well and require minimal maintenance and are available in thousands of gorgeous colors and textures, even metal, sand and natural stone finishes.

Colorful glass tiles can be found in an interesting array of color, texture, size and opacity and can be skillfully used in kitchen, baths, and foyers.  With a wide variety of color and finishes, glass tiles can be used in endless possibilities.

Q:  What’s required to care and clean tile? 

A:  Tile is so easy to maintain and keep clean!  Simply clean tile by wiping with a damp cloth or sponge.  Sweep or vacuum floors (no beater bar) and then use a damp mop.  Be careful, wet floors can be slippery. 

Seal grout to prevent staining and to simplify maintenance after installation.  This should be re-sealed periodically.

Q:  How should I care for and maintain my new vinyl floors? 

A:  Maintenance on your new vinyl flooring is easy.  Sweep and vacuum to keep it clean and never use the beater bar attachment as this can visibly mar the surface.  A damp mop with manufacturer’s recommended cleaner is all that is required to remove dirt and grime.  Wipe up spills promptly and don’t use paste wax or highly abrasive scrubbing tools.

To protect your floor when moving appliances or heavy furniture, lay a plywood or hardboard panel on your floor and "walk" the item across it. This protects your floor from scuffing and tears.

Use floor protectors on furniture to reduce indentations. As a general rule of thumb, the heavier the item, the wider the floor protector needed.  Be especially careful with furniture with metal protectors... these can both cause deep indentations and rust stains!

Be careful with rolling casters! They can damage the floor and we do not recommend them. If you choose to use them, the double-wheel caster is the best option.

Place an entry mat at outside entrances to reduce the amount of dirt brought into your home.

When using scattered rugs or mats, be sure to use non-staining rubber or latex backed because the chemical used to keep the backing from getting brittle (antioxidant) can permanently stain your floor.  Do not use coco-fiber mats that can stain or damage your floor.  We recommend a non-staining vinyl-backed mat or a woven rug that is colorfast. Most of these products are identified "colorfast" by the manufacturer.

NOTE:  Some cleaning products, such as mineral spirits, lighter fluid, turpentine and alcohol, are flammable and possibly explosive!  Always READ and FOLLOW label precautions and direction for safe use!

Windows & Treatments

Q:  I love natural light and have a lot of glass in my home.  We’re building the Abigail and would like to know what your recommendations are for window treatments.

A:  Like you, I love to bring the outdoors in.  I love window treatments and plantation style shutters.  Be fun and creative.  Use valances and scarves with coordinating panels to bring richness and softness to your rooms.  Today’s fabrics offer a wide range of textures and colors…don’t overlook the subtle touches hardware can make.  This ‘jewelry’ comes in many styles and finishes.  Don’t forget to tie in a favorite fabric or pillow to help you make selections to fit your personality and style.

Q:  I work 3rd shift and am looking for an idea to block out as much light as possible from my bedroom windows.  Can you help with any suggestions?

A:  Studies show how well you sleep can seriously affect your mental acuity and health.  Sleep is important and window coverings can help you control light whether during the day or a bright street light at night.  Use window treatments for total light control and privacy while enhancing the feel of a room.  For added dimension, labrequins or cornice boards (a wooden box frame padded with batting and a fabric of your choice) will seal out light coming in at night from the tops and sides of your windows.  Pleasant dreams!

Q:  I love plantation shutters and wood blinds.  I’m not sure which application to use in decorating my home.

A:  This question may be answered by budget.  Plantation shutters are often referred to as the ‘ultimate window covering’ but their cost is roughly three times that of wood blinds. Versatile shutters go with traditional or contemporary decors.  They look great from the inside and add great curb appeal to the outside of your home.  Shutters can be used in any room and rarely need a valance to dress them up.  They set a unique mood to kitchens, formal living or dining rooms, over tubs, and in master bedrooms.  Opt for wood blinds for your secondary rooms.

Q:  Is there anything I can do to ‘dress up’ drab draperies?

A:  Yes, draperies complete a room and this year’s trends call for embellishments on sheers, drapes, and even tie-backs.  Think of these embellishments as ‘jewelry’ for your windows.  Be fun and creative.  Use ‘jewelry’ embellishments to dress up lamp shades for a coordinating look.

Q:  What’s the latest trend for window treatments?  I want my new home to be current and hip.

A:  Organic materials such as wood grains and bamboo are making a comeback.  Colorful window treatments such as white paired with black or navy, with blue becoming the new red, ocean hues, and dusty hues.  Persimmon, orange and gold will be popular jewel tones, while brown continues to be the new basic. Expect to see opulent silk explode in popularity. Embellishments include sparkling crystal and beaded tassels on every element of the window—hardware, trimmings and fabric.
